Design Consultation includes:

  • 3D Concept Drawing (up to 3 revisions are included within the free consultation)
  • Preliminary Budget estimate
  • Feasibility Study for your Town - size and ADU configurations

Property Reports

If required, we can perform all of the following services which may be required for your town building department, zoning law and specific site conditions.


Property Reports includes:

  • Site surveys (boundary lines, topography)
  • Soil/geo-technical inspections
  • Grading/drainage plans

Permitting Requirements

Design & Construction Drawings

Work with your town officials to determine permits and costs needed for budgeting .

Permit & Fees:

  • Identify needed permits & costs
  • Submit building applications
  • Notify Homeowner of additional charges for special zones or filings
  • Honor all property setbacks and seek easements if needed.
  • Estimate contingency for unexpected local requests

Site Work Activities:

  • Excavation and grading
  • Foundation pad setup
  • Utility trenching (water, sewer, power)
  • Temporary site infrastructure (fencing, disposal, erosion control)

The  build phase includes foundation and raising the core structure, installing all utilities and making it weatherproof.


Initial Construction Activities:

  • Slab-on-grade foundation (or optional foundation build)
  • Framing, Roofing, Windows, Exterior Doors
  • Electrical, Plumbing, HVAC and Water service installation
  • Install Insulation and Siding
  • Oversee all town inspections throughout the process

Material Finishes Installation

C/O, Warranty and Project Close

Aligns all interior design selections and permitting with installed fixtures needed for sign off.


Installation of finishings and fixtures:

  • Cabinetry (custom woods, hardware)
  • High-end countertops (quartz, stone)
  • Luxury appliances
  • Specialty fixtures (lighting, plumbing)
  • Bathroom fixtures and finish upgrades (tile showers, marble accents)

At end of project we will provide Certificate of Occupancy, issue homeowner warranty and formally close out the project.


Project Close Activities:

  • Complete interior contractor work
  • Finalize 'snag list' items
  • Acquire final Building Permit sign-off and obtain C/O
  • Key "Hand Over"
  • Provide 1-year Homeowner 'Workmanship' Warranty information
